1. Reservation request

Reservation requests can be made to the manager directly or via our website www.maspapabiou.com or through a booking site such as AirBnB, Booking.com, etc…

Each request must be confirmed by the manager with the corresponding rental contract signature in addition to the payment of the calculated deposit.

2. Rental confirmation

Any reservation of accommodation is nominative and must be established by a rental contract between the manager and the guest, initialed on each page then signed and accompanied by the payment of a deposit of 50% of the total price of the stay, by the following means :

The reservation is definitively confirmed only after signing the contract and paying the deposit.

3. Paiement of the stay

The balance of the amount of the stay must be paid by the guest at the latest, upon arrival.

Services and benefits not included in the rental contract will be invoiced additionally and must be paid the day before departure.

4. Arrival & Departure

The accommodations are available from 5 pm on the arrival day and must be vacated before 10 am on the departure day.

Arrival : From 5 pm
Departure : Before 10 am

For any reception outside these times, it is advisable to consult us for prior agreement.

The guest must arrive on the day indicated on his contract.

Any delay must be reported and does not give rise to a reduction. Beyond a delay of 24 hours after the scheduled date and in the absence of information, the owner reserves the right to re-rent the accommodation.

In case of early departure for any reason, the total amount of the stay remains due to MAS PAPABIOU.
The owner reserves the right to re-rent the accommodation at his convenience.

Any request for change (dates, period, number of occupants …) has to be transmitted to the manager as soon as possible to be accepted and updated in advance, otherwise the rental is not guaranteed.

5. Deposit & Insurance

At the latest when entering the premises, the guest will give the manager a deposit check payable to MAS PAPABIOU to cover any damage to the property.
In the absence of damage, this guarantee will be returned at departure.

Are included as rental damage, any damage, deterioration of the accommodation, as well as damage, loss or theft caused to the movable property furnishing the accommodation, during the rental period. In the case of rental damage, the security deposit will be returned within a maximum of 2 months, the expenses incurred in repairing the damage deducted on justification and invoices.

The tenant must be insured with an insurance company covering the risks of theft, fire and water damage, both for its rental risks and for the furniture rented, as well as for the recourse of neighbors, and justify it on request of the manager.

6. Cancellation

Once the deposit has been paid, the rental commitment is final.

The guest, if he unilaterally renounces the rental, abandons all the sums paid.
If the manager unilaterally terminates the contract for any reason other than a breach of contractual obligations by the guest, Mas Papabiou will have to refund the deposit paid as soon as possible.

Clause COVID19 : in case of impossibility of displacement related to the governmental measures or in case of illness, the tenant will be able to ask for the refunding of his paid deposit on justification.

7. Internal rules

The establishment is non-smoking inside the accommodations.
The rules and regulations are attached to the rental contract and must also be signed by the guest.
Each occupant thus undertakes to respect the good practices within the property for the well-being of all.
In case of failure by the guest to comply with any of his contractual obligations, the present contract will be terminated by right after a simple summons by registered letter or letter delivered by hand.

8. Additional information


  • Studio cleaning = 30 €
  • Cleaning small gîtes (1-4 people) = 50 €
  • Cleaning large gites = 75 € (4-6 people) and 100€ (6-10 people)
  • Household + linen villa = 200€ (4-6 people)

Deposit to be paid on arrival

  • studio = 100 €
  • small gîtes = 250 €
  • large gîtes = 500 €
  • villa = 1000 €

Optional services

  • household linen (beds made on arrival, towels, tea towels) = 15 € / people
  • cleaning basket (sponge, household products, toilet paper) = 10 € / cottage
  • welcome basket (basic food kit with coffee/tea, sugar, oil, salt/pepper) = 20 € / cottage
  • picnic basket = 10 € / people
  • pick up from TGV station = 50 €


  • 2 nights minimum except July-August – 7 days minimum July-August
  • Possibility to rent by the week and by the month (degressive prices)/li>
  • The villa can be booked only in very high summer season by the week, contact us for any request.
